FAQ

Questions we hear most.

Do I need my own architect?

No. We draw the permit set for every house, and adapt it to your site and your county's rules. If your plot needs a structural engineer's sign-off, we arrange it.

How long from order to move-in?

Six to nine months for most houses. Permits take two to four months, the factory build takes twelve to sixteen weeks and runs alongside your site work, and the house is set in one day and finished on site in four to eight weeks.

What does site work include?

The foundation, the utility connections, a septic system where there is no sewer, and the access a crane needs. It depends on your land, so every estimate shows it as a range beside the total, and a site visit turns the range into a number.

Can you deliver outside the four states?

Not yet. We build for Washington, Oregon, Idaho and Northern California, because every section travels by road from Tacoma. If you are just outside that area, ask us: some sites in neighbouring counties work.

Do I need a permit for an ADU?

Yes, an annex needs a building permit like any house. Most cities in our area now allow a backyard unit by right, and we check your lot's zoning before you pay anything.

Can I change the floor plan?

Within the bays, yes: finishes, cladding, roof and some interior walls. The structure stays the same, because that is what lets us build in the factory and price the house before we start.

How do payments work?

A deposit reserves a build slot and pays for the permit set. The rest is paid in three stages: when the factory starts, when the house leaves the factory, and when it is handed over.

What does the warranty cover?

Ten years on the structure and the envelope, and two years on the finishes, systems and fixtures. The warranty stays with the house if you sell it.
